will protect your investment and prevent landlord / tenant disputes
Commercial and industrial buildings vary greatly – in size, use and construction type. Whether you own a single property or a large portfolio, we offer a range of surveying services with commercial landlords in mind:
Our team of Chartered Surveyors are not only skilled and experienced but also business minded. They understand the importance of clear communication and responsiveness. When briefed on a commercial project, they’ll discuss your particular circumstances and requirements before carrying out the work in a thorough and timely manner.
From initial purchase or lease signing, through to disposal on sale or vacation of your premises, the involvement of a Chartered Surveyor can save time, stress and money.
A pre-acquisition Building Survey will determine a property’s construction and current condition, detailing defects and the cost of any remedial works. For large scale properties with inaccessible roofs, a drone survey will highlight areas of disrepair and guide a regular maintenance plan.
A Schedule of Condition will ensure that if a property is taken on in less than pristine condition, it can be returned in the same condition, limiting a tenant’s liability to pay for improvements.
Interim inspections and schedules will prevent a property deteriorating, averting major reinstatement works at the end of the lease.
A Schedule of Dilapidation will ensure that a property is returned by the tenant in a satisfactory state so that it can be re-let at the full commercial rate.
Our reports are methodically prepared to avoid unwelcome surprises and contractual issues for both landlords and tenants. If building works are required, our Chartered Surveyors can produce a Schedule of Works and obtain competitive tenders from contractors. They can also administer the contract through to completion.
For clients needing assistance with lease extensions or freehold enfranchisement, we can refer you to our sister company, Graves Son & Pilcher, who are experts in this field and also RICS accredited.
