OA Building Surveyors regularly work with landlords, Managing Agents, Right to Manage Companies (RTMs) and Residential Management Companies (RMCs). As well as providing ad hoc surveying services, we prepare and carry out costed maintenance programmes for blocks of all types, from converted Victorian townhouses and seafront properties to purpose-built high rises.
Whilst older apartment blocks need maintenance and decoration on a regular basis, modern buildings also require ongoing attention as they’re often constructed with more perishable materials.

We realise that you don’t have the time or resources to devote to maintenance planning and implementation. Your job is typically reactive, dealing with day-to-day leaseholder issues. We help by taking away the stress of a property’s upkeep and let you demonstrate cautious expenditure and compliance with all legal requirements. Regulated by the Royal Institution of Chartered Surveyors (RICS), we adhere to their strict code of conduct.

Professional competence and breadth of experience are regarded as standard for a Chartered Surveyor but we also have in-depth knowledge of the local area – the building materials and construction methods used, the restrictions imposed on conservation areas, not to mention the impact of the marine environment.
Section 20 is a clause in the Landlord and Tenant Act 1985 which is relevant to proposed works to be funded by leaseholders. It protects leaseholders from paying unnecessarily large sums of money, by clearly setting out the scope of the works, allowing them to submit observations and put forward suitable contractors and tradespeople. The leaseholders’ contribution to the cost of the works will be capped if the landlord or their agent fails to follow set consultation procedures before the work is carried out.
