Defect Diagnosis and Building Pathology 

Client:  Coolwaters Ltd
Property:  Dyke Road, Brighton

Project summary:  We were employed by the client to attend the property and inspect an ongoing issue with water ingress.  This meant carrying out an internal investigation and various tests.  Our surveyors have the relevant equipment to enable us to carry out non-intrusive investigations internally.  We provided the client with a formal report which included recommendations on the works we believed to be necessary.  We were then instructed to carry out further investigations externally once scaffold was in situ to confirm exactly what repairs were required to prevent further water ingress from occurring.

Date:  The investigations were carried out in October 2020.

Outcome:  The client decided that due to the extent of the works required, they would carry out a repair and redecoration project to the entire side elevation and rectify other issues as well.  The works are scheduled for April 2021.  OA Building Surveyors are the Contract Administrator and Principal Designer for the project.
