The blueprint of a project in terms of materials and work required,
providing assurance, avoiding overspend and disputes
A comprehensive specification ensures the smooth running of a repair or refurbishment project. As no two projects are ever the same, by setting out in detail the building works and quality of materials required, contractors know exactly what is expected of them and can submit a tender accordingly.
The specification document introduces the project and makes reference to a works schedule with relevant drawings. It typically defines:
- Materials – by standard, describing attributes, naming brands or suppliers and including provisional quantities
- Workmanship – by compliance with manufacturers’ requirements, reference to a code of practice or standards and approval of samples or testing
- Schedule of Works – by including a clear and itemised Schedule of Works, contractors know exactly what to price for, ensuring comparable and competitive tenders can be obtained
At the outset, the Specification of Works provides clarity and aids cost planning. Used as a reference point by contract administrators throughout, it also prevents conflicts arising.
Contractors price against the specification which then forms part of the building contract. Terms and conditions are attached, giving peace of mind to all parties involved. In the event of additional costs, delays or disputes, the specification document is consulted – it’s considered by many to be the bible of a successful building project.

Acting as CDM Principal Designer
When asked to produce a Specification of Works, we’re often instructed to act as the Principal Designer under The Construction (Design and Management) Regulations 2015. We produce Pre-Construction Information Document(s) as part of our specification. The documents provide more detail in relation to the products specified and state whether the property contains asbestos, if there are any adverse ground conditions or structural issues that the client is aware of, and much more. This information ensures the project is designed and specified with Health and Safety front of mind.
